We build in places we would live ourselves. That constraint has cost us deals, and it is why our buildings still look right ten years on.

    We walk every block before we buy. Most sites we look at, we pass on.

  2. Design for the block

    The building answers to its street first, and to the pro forma second.

  3. Build and deliver

    Same team from permit to closing. No handoff to a subcontractor we have never worked with.
