We started with one duplex in East Austin and never changed how we work.

How we got here

Monterra began in 2014 with a single duplex on a corner lot nobody wanted. We did the drawings ourselves, hired the framer ourselves, and sold both sides before the drywall went up.

Twelve years and 340 homes later, the method has not changed much. We buy sites we have walked. We design for the street before the spreadsheet. We keep the same team from permit to closing, because the person who signs off on a foundation should still be there when a buyer gets their keys.

We are not the largest developer in any of our three markets, and we have turned down more sites than we have bought. That is the point.

What we hold to

    We walk it before we buy it

    Most sites we look at, we pass on. The ones we buy, we have stood on at seven in the morning and again at six at night.

  • Built to last

    Fifty-year decisions, not five-year ones

    We spend money where it does not show — envelope, drainage, structure. Buyers notice in year ten.

  • One team

    Same people, permit to closing

    No handoff to a subcontractor we have not worked with before. Continuity is a quality control system.

  • Straight answers

    We tell you what is wrong with it

    Every site has a problem. We would rather name ours than have a buyer find it.

The question is never whether we can build it. It is whether the street will be better with it than without it.
